How to Prepare Your Home for Summer in Illinois

Illinois summers hit hard — heat, humidity, severe thunderstorms, and the occasional hail. A little prep now prevents expensive emergency repairs later. Here's what to focus on before June.

HVAC Service

Schedule an AC tune-up before the first heat wave. Replace filters, check refrigerant levels, and clean the outdoor condenser unit. A system that fails on a 95-degree day means an emergency call — and emergency rates. Preventive maintenance costs a fraction of a breakdown repair.

Roof and Gutter Check

Spring storms may have already loosened shingles or clogged gutters with debris. Walk the perimeter and look up. Missing shingles, sagging gutters, or visible flashing damage need attention before summer storms make them worse. Clean gutters so water flows away from the foundation.

Exterior Caulking and Sealing

Check caulk around windows, doors, and where siding meets trim. Illinois heat and cold cycles break down caulk faster than most states. Gaps let in moisture, insects, and hot air that drives up your cooling bill. A tube of quality caulk and an hour of work can save hundreds in energy costs.

Deck and Porch Inspection

Check for soft spots, loose boards, popped nails, and wobbly railings. Wood decks in Illinois take a beating from freeze-thaw cycles. Power wash and apply a fresh coat of stain or sealant to protect against summer UV and rain.

Lawn and Drainage

Make sure the ground slopes away from your foundation. Standing water near the house leads to basement moisture and foundation issues. Set mowing height to 3–3.5 inches to keep grass healthy through summer heat. Water deeply but less frequently to encourage deep root growth.

Storm Prep

Trim tree branches that hang over your roof or near power lines. Secure outdoor furniture and check that your sump pump is working. Know where your water shutoff valve is. Illinois storms can bring flash flooding, high winds, and hail — being prepared makes the difference.
