Rental Property Turnover Checklist: Get Units Rent-Ready Fast
Every day a rental unit sits empty, you're losing money. A fast, thorough turnover process is the difference between one week of vacancy and one month. Here's the checklist McMurray Enterprise LLC uses to get units rent-ready.
Day 1: Walkthrough and Assessment
- Document all damage with photos (walls, floors, fixtures, appliances)
- Test every outlet, light switch, faucet, and toilet
- Check smoke detectors and CO detectors
- Note what needs repair vs. replacement vs. deep cleaning
- Create a prioritized punch list
Days 2–3: Repairs
- Patch and sand all wall holes and nail pops
- Fix or replace damaged door hardware, hinges, and stops
- Repair any plumbing leaks or running toilets
- Replace cracked outlet covers and switch plates
- Address any flooring damage (carpet stains, torn vinyl, scratched hardwood)
Days 3–4: Paint
A fresh coat of paint is the single highest-ROI turnover task. Use a neutral color (warm white or light gray) in eggshell or satin finish. Touch-up painting rarely looks right — full walls or full rooms give the cleanest result.
Day 5: Deep Clean
- Kitchen: inside cabinets, oven, range hood, refrigerator
- Bathroom: grout scrub, toilet base, behind toilet, exhaust fan
- Windows: inside glass, tracks, and sills
- Floors: mop, vacuum, and steam clean carpets
- Blinds, light fixtures, and ceiling fans
Day 6: Final Walkthrough
Walk every room with fresh eyes. Check that all repairs are complete, paint is dry and clean, and the unit smells fresh. Take "after" photos for your records. Replace HVAC filters and leave the thermostat at a reasonable setting.
The Cost of Slow Turnovers
If your rental brings in $1,200/month, every week of vacancy costs you $300. A well-organized turnover that takes 5–7 days instead of 3–4 weeks saves $900–$1,500 in lost rent alone. Speed matters — but only if the quality is there too.
